    when the tenants move in and a "move out" inspection when they vacate
  • KPM conducts periodic "drive-by" inspections to ensure that your
    property is being maintained
  • KPM mails seasonal letters to tenants giving them tips for maintaining
    heating and air conditioning units, lawn care tips and general
    maintenance information. By doing so, the need for repairs is
    considerably reduced thereby saving our owners money
  • KPM uses local, professional plumbers, electricians and handymen to
    resolve minor repairs quickly. On major repairs, KPM obtains bids for
    work and contacts you to be involved
  • KPM schedules and coordinates interior and exterior cleaning, repairs
    and maintenance by independent vendors

  • KPM thoroughly screens all applicants:
We obtain credit reports on all adult applicants
We verify the applicants' work history
We gather substantiating documentation such as pay stubs, tax
returns and earnings statements
We verify rental history with both the current and prior landlord
We check with the applicant's references

  • KPM does the record keeping for you!

We collect your rent and deposit it immediately into our trust account
We have on-line capability to pay your mortgage payment for you to
insure that it is paid on time. We can also pay your insurance and
property taxes for you
We process invoices for any work performed
We send you a computerized accounting of monthly activity and
forward the balance to you
We follow-up with tenants if their rent is past due and charge them a
late fee
We prepare and serve 3-day and 30-day notices, if necessary
We send you a computerized year-end statement showing all income
and expenses of your investment
